Road and Utility Checklist

What to confirm about access and services before you assume a property is ready to use.

Road access

Confirm on site when possible — conditions change with weather and maintenance.

  • Road surface (paved, gravel, dirt)
  • Year-round access vs seasonal issues
  • Public road vs private right-of-way
  • Distance to nearest maintained road

Utilities

If a utility is “not confirmed,” treat that as a planning item, not a deal-breaker by itself.

  • Water: municipal, well, catchment, or none on site
  • Electricity: grid connection status and distance
  • Sewage / septic
  • Cell signal providers and strength
  • Internet options if relevant
