What to confirm about access and services before you assume a property is ready to use.
Road access
Confirm on site when possible — conditions change with weather and maintenance.
- Road surface (paved, gravel, dirt)
- Year-round access vs seasonal issues
- Public road vs private right-of-way
- Distance to nearest maintained road
Utilities
If a utility is “not confirmed,” treat that as a planning item, not a deal-breaker by itself.
- Water: municipal, well, catchment, or none on site
- Electricity: grid connection status and distance
- Sewage / septic
- Cell signal providers and strength
- Internet options if relevant
